RESOURCE360 invests its own capital in redeveloping existing properties. We are conservative by nature. Our process is highly detailed prior to acquisition. We focus our energy on determining post renovation value, developing a realistic improvement budget, and fine tuning a renovation plan where we look to improve both the functionality of the living space and the aesthetic of the structure (floorplans and elevations). We strongly believe successful projects are created at acquisition and from that point on it is primarily diligent execution.
Owner's Representative
We also serve as an owner’s representative, taking on full responsibility for coordinating design and construction services for your renovation project. In this capacity, we work on a fee-based arrangement and never accept compensation from vendors. That way, our interest is always aligned with you, our client.

This new construction blends elements of a modern farmhouse with traditional colonial details. It sits back from the street on a one acre lot with over 7,000 sq feet of living space, including a finished basement. The first floor features a chef's kitchen, formal dining and living rooms with a large, private office and an en suite bedroom. While the second floor includes the primary bedroom/bath, double closets, plus a private bonus room, and three additional en suite bedrooms. A fire rendered this single family home uninhabitable, leaving it boarded up for well over a year. RESOURCE360 purchased the house to renovate it primarily within its footprint. Our goal was to preserve the traditional center hall colonial layout and modernize it with a large open concept family room and kitchen. On the second floor, we added 650 sq. ft of living space by building over the existing single-story structure to offer a grand master suite not typically found at the target price point.

An estate owned property can often be in need of significant renovations to successfully bring it to market and maximize the sales proceeds for the estate heirs. After failing to sell in its current condition, this unit was completely renovated by the RESOURCE360 team. Significant focus was spent up-front to re-work the floor plan transforming the unit from 2 Bedrooms to three and adding 1st Floor Master Bedroom flexibility. The property sold for a very good price in a down real estate market, netting higher net proceeds than the estate otherwise would have realized.
