5 Tips for Staging Your Home to Sell

When you’re selling your home, you want it to look its best and make potential buyers say “wow” the second the step through the door. This is where home staging comes in.

While it might not seem important, staging your home allows you to highlight the most impressive features of your home and help buyers be able to imagine themselves living in the house. According to the National Association of REALTORS® Research Group, 49% of home buyers agents said staging had a positive effect on the buyers’ view of the home, and one-quarter of buyers’ agents said that staging a home increased the dollar value offered. 

With so much to gain, there’s no reason not to put effort into staging your home to sell.

If this is your first time having a home staged, here are 5 staging tips to help your home sell faster and for more money. 

1. Stage the rooms with the most impact.

Not all rooms in your home need to be staged in order to help sell. The three rooms that have the biggest impact when a buyer walks through the door and that make the most sense to stage are the living room, master bedroom, and kitchen.

Buyers will be spending the most time in these rooms and they are the areas of the home that are utilized the most on a day-to-day basis.

When it comes to other rooms in the house, you can still work on staging them but don’t focus on them as much.

2. Remove any clutter.

The spacing of a room is going to have a big impact on a buyers’ overall feelings of a property and one thing that takes up a lot of space is clutter. Buyers will be opening closets and cabinets to see how much space they would have for organization and storage, so anything that isn’t being used regularly should be packed up and removed from the space.

After removing any clutter, you’ll be amazed at how much extra space there really is!

3. Stay neutral.

When staging a space, whether it’s with furniture, storage solutions, or decor, it’s best to go neutral. Not only will this make the space look bigger, but it’ll also allow buyers to imagine what their belongings would look like in the space.

Any bold decor or finishings can distract from the features of a room, so make sure to use these sparingly or remove them altogether.

4. Rearrange furniture.

No matter how big or how small a room is, the way your furniture is arranged can have a big impact on the look, feel, and functionality of a room.

Start by removing any oversized pieces (these can make the space look small!), damaged furniture, and anything that looks out of place. If you have any furniture pushed against the walls, work on having it float in the room. This will make the room feel larger and will give you the opportunity to create a cozy environment, perfect for conversing with friends and family.

5. Patch and repair any imperfections.

When you’re working on staging your home and moving furniture around, it’s the perfect time to patch and repair any imperfections that might have been hidden from furniture or you just haven’t gotten around to in awhile.

Start by using a foam eraser pad to remove any scuffs from the walls and floors, spackle and cock as necessary, give any imperfections some TLC, and touch up any pain that has chipped.
