Renovation Spotlight: 123 Richmond Hill Rd Floor Plan Design

The floor plan for this project is now complete.  It took longer to finalize the design than expected.  First, since we acquired the property on August 19th, the Association approved a deck next door at unit 17, the first deck approval here in over 30 years.  As a result, our plan was revised to include a 14’ x 14’ deck off the family room.   Second, whenever dealing with a Homeowner Association, many projects require approval from the Board of Directors.  The Association approval process for our renovation plan took well over a month.  When buying a condo for investment purposes, or really any purpose, it is important to read the governing Documents closely to ensure you fully understand the rules prior to closing on the unit.

On the first floor, the significant changes are the increase in the size of the kitchen and the addition of an ensuite bathroom for the 1st floor bedroom.  The new kitchen provides two entrances in, with one of the entrances convenient to both the garage and front door for bringing in groceries.  The large opening into the dining area provides better flow through to the dining area and opens the sight-lines into the living room.  To accommodate the new deck, a 9’ foot patio door is added to the back of the family room.  This three panel door will allow the natural light to pour into the unit and provide great views to the well landscaped property.   Bedroom 3 gets a new private bath with a subtle change to the entrance to accommodate new closets on the right-hand side as you enter.  In the hallway, the existing full bath is converted into a powder room and a coat closet.

The changes on the second floor are less substantial.  The main goals upstairs were to add laundry and better optimize the closets in both bedrooms.  Bedroom 1 gets his and her closets, including a walk-in-closet.  Bedroom 2 also gets a walk-in-closet.  Minor reconfigurations to the entrances to both bedrooms are necessary to accommodate the hall laundry closet.

Previously unfinished, the basement adds close to 900 sq ft of additional living space.  By adding an egress window and full bath, the new basement features a legal 4th Bedroom.  At the foot of the stairs, there is a large playroom/family room with walkout access to a large patio.  Behind the new bedroom is a small room that could be used for exercise equipment or a home office.   Additionally, some space remains unfinished for storage and the existing laundry connections will remain in the unfinished space, adding a second laundry option for this unit.

We expect 123 Richmond Hill Rd to be ready for occupancy in early 2021.
