Renovation Spotlight: 127 Richmond Hill Rd Floor Plan Design

We have been hard at work with our Architect finalizing our renovation plan.   For an interior condo renovation, a great floor plan is a must and with space more limited, making every inch count is critical.    The existing floor plan delivered a nice, albeit outdated, single floor living option.  With a few subtle changes and replacing outdated finishes, the renovated unit will be significantly improved, offering greater flexibility to accommodate the needs of a broad array of potential buyers.

On the first floor, the key to a great result was reconfiguring the master suite.  With the laundry tucked into the high traffic hallway between the master bedroom and master bath, it felt out of place inside the master suite.  The primary challenge was to relocate the laundry on the 1st floor without compromising the rest of the floor plan.  Originally, the master bedroom was 20’ in length, by re-purposing 5’ of the master bedroom, the new master suite gains a more private entrance better shielded from the living room, a coat closet that will also accommodate stackable laundry in the hall outside the master suite, and a dedicated dressing area near the master bath and closet.  The new entrances into the master bedroom and the master bath are balanced and provide the perfect TV wall directly across the bed.  Ample closet space and a luxurious master bath complete the master suite.

The other significant change on the 1st floor is removing the wall separating the kitchen and dining area.  This opens up the space making it feel larger and letting the natural light flow through from the kitchen all the way into the living room.   After considering a few alternate locations for the powder room, we elected to leave it in the original location, which is private and out of the way near the front entryway door.

On the second floor, the hallway was widened to provide better traffic ways, a second floor laundry option was provided, and the hallway bath reconfigured to make it more functional.  Bedroom 2 remains mostly as it was with a minor change to the doorway into the room and converting the old reach-in closet into a walk-in closet.  In bedroom 3, the old closets were removed to make way for a walk-in closet.  Additionally, the jog in the room was straightened to make furniture placement easier.

The unfinished basement will be fully renovated to provide a 4th bedroom/home office, a playroom, a walk-in-closet with a laundry hookup, and a full bath.  With direct access to garage, the basement at 127 Richmond Hill Rd. provides the perfect work from home set-up.  A new entrance into the storage/mechanical room was added from the garage to accommodate the laundry and bath in the existing basement.
